North Lancaster Business Park is a 4.3 acre parcel on the main north/south arterial road in Salem, Oregon. The site was purchased in 2017 with 11 existing buildings & 39,000 sq ft of rentable area. The buildings consist of a concrete slab foundation and standard timber framing with gable style architecture.
The existing buildings required extensive renovation; power, exterior siding, glass, roll-up and storefront doors. The placement of the existing buildings toward the back of the property allowed for future development adjacent to Lancaster Dr. Additionally, a stormwater system and new asphalt/parking.
Phase 2 was a single commercial CMU building as per spec from the Sherwin Williams contractor sales facility. The final phase included a custom-built tap house with multiple food carts, a US Market convenience store, and two flex buildings designed for small users needing street frontage. Including the new buildings, the square footage totals 54,344 with 24 potential tenants and 16 physical buildings.
